| OLD DAIRY CENTER Templeton, California The Old Dairy Center was designed for the historic Silva Dairy property on the north edge of Templeton, California. The 33-acre site was planned for a variety of visitor serving, retail, and commercial service uses, all presented in a dairy/barn/ranch theme. Specific projects in the plan included an equestrian-oriented hotel, winery tasting facilities, boutique-scaled retail buildings, a real estate and financial services center, and three �big box� retailers . Among community amenities provided in the development were a lake, activity/event center, and generous open space. Impact Sketch�s services for the Old Dairy project included preliminary design of all structures and site improvements. The project�s preliminary approvals involved negotiations with County departments to modify areawide drainage patterns, re-route planned public streets, and establish project-specific parking and circulation requirements.
