| MARIPOSA TOWNHOMES Orcutt, California Mariposa Townhomes is a 13.4 acre residential complex with 80 affordable rental townhomes and extensive common facilities. The community center houses management, laundry, and meeting functions as well as a licensed day care facility. Open spaces include a large playground, basketball and volleyball courts, and baseball field, as well as community gardens. Residential buildings are connected by a parkway system that incorporates a number of amenity spaces like barbeque areas. Development of the Mariposa project involved a complex approval sequence with environmental issues related to drainage and abandoned oil wells. The one and two story townhomes occupy condominium lots generated for a failed previous project, and are designed in a rural ranch style drawn from the surrounding neighborhoods.
